The 1.5 acre site, adjacent to St Anne\u2019s Quay, is one of the last to be developed on the Quayside.<\/em><\/p>\n<p><em>Working closely with the planners and Newcastle based Ryder Architecture, a stepped, landmark, envelope comprising five towers, varying between 10 and 16 floors, has been proposed as the optimum solution for the site.<\/em><\/p>\n<p><em>The proposals include 122 glass fronted apartments of between one and three bedrooms, all with balconies and spectacular views up stream towards the historic bridges, BALTIC and The Sage.<\/em><\/p>\n<p><em>The proposals will also see significant investment in the landscaping of the existing embankment as well as communal rooftop gardens for residents.&#8221;<\/em><\/p>\n<p><a href=\"https:\/\/stannsquaymanagement.co.uk\/wp-content\/uploads\/2016\/09\/280716-East_Quay_Low-1-1200x800_500x333.jpg\"><img decoding=\"async\" class=\"size-full wp-image-1079 aligncenter\" src=\"https:\/\/stannsquaymanagement.co.uk\/wp-content\/uploads\/2016\/09\/280716-East_Quay_Low-1-1200x800_500x333.jpg\" alt=\"280716-east_quay_low-1-1200x800_500x333\" width=\"500\" height=\"333\" srcset=\"https:\/\/stannsquaymanagement.co.uk\/wp-content\/uploads\/2016\/09\/280716-East_Quay_Low-1-1200x800_500x333-200x133.jpg 200w, https:\/\/stannsquaymanagement.co.uk\/wp-content\/uploads\/2016\/09\/280716-East_Quay_Low-1-1200x800_500x333-300x200.jpg 300w, https:\/\/stannsquaymanagement.co.uk\/wp-content\/uploads\/2016\/09\/280716-East_Quay_Low-1-1200x800_500x333-400x266.jpg 400w, https:\/\/stannsquaymanagement.co.uk\/wp-content\/uploads\/2016\/09\/280716-East_Quay_Low-1-1200x800_500x333.jpg 500w\" sizes=\"(max-width: 500px) 100vw, 500px\" \/><\/a><\/p>\n<p><a href=\"https:\/\/bdaily.co.uk\/environment\/13-09-2016\/adderstone-group-submits-100m-newcastle-investment-plans\/#bulletin-8c549006bcab3fb4624b4581d744fbd3e71632bc?utm_source=bulletin&amp;amp;utm_medium=content&amp;amp;utm_term=sub+story+1&amp;amp;utm_campaign=Adderstone+Group+submits+\u00a3100m+Newcastle+investment+plans\" target=\"_blank\">More information<\/a><\/p>\n<p><strong>Our opinion &#8211;\u00a0<\/strong><\/p>\n<ul>\n<li>The planned development completely dwarfs St Anns at 15 storeys high and is of a completely different look to our building and all of the others along this section of the Quayside.<\/li>\n<li>St Anns East block apartments are likely to lose their river view and probably a lot of natural light<\/li>\n<li>It is likely that the underground car park will have to exit by Mariners wharf, so perhaps 100 cars a day will be coming in and out of the entrance and driving up the cobbled road to join City Road at a point that is already congested.<\/li>\n<li>Or worse still the developers will try to get our private roads adopted \/ made into a through road so all of that traffic may move along the front of St Anns.<\/li>\n<li>The deep excavation that will be required to build an underground car park may well destabilise the land which has mine workings and isn&#8217;t very far from the river either. The land is already a\u00a0Flood Risk Area (Zone 3)<\/li>\n<li>Build time will probably be several years, which will mean several years of noise and dust pollution and heavy construction traffic.<\/li>\n<li>Anyone thinking about selling will have to contend with viewers seeing \u00a0a building site next door.<\/li>\n<\/ul>\n<p><strong>At this stage the planning is at screening stage.<\/strong><\/p>\n<p>If you have any comments or wish to object please do so online &#8211; <a href=\"mailto:directors@stannsquaymanagement.co.uk\">directors@stannsquaymanagement.co.uk<\/a><\/p>\n<hr \/>\n<p><strong>Guide &#8211; Grounds for objecting to planning<\/strong><\/p>\n<p><strong>To summarise, the following are the grounds on which planning permission is most likely to be refused (although this list is not intended to be definitive) :<\/strong><\/p>\n<p>\u2022 Adverse effect on the residential amenity of neighbours, by reason of (among other factors) noise*, disturbance*, overlooking, loss of privacy, overshadowing, etc. <div class=\"fusion-fullwidth fullwidth-box fusion-builder-row-1 hundred-percent-fullwidth non-hundred-percent-height-scrolling\" style=\"--awb-border-radius-top-left:0px;--awb-border-radius-top-right:0px;--awb-border-radius-bottom-right:0px;--awb-border-radius-bottom-left:0px;--awb-overflow:visible;--awb-flex-wrap:wrap;\" ><div class=\"fusion-builder-row fusion-row\"><div class=\"fusion-layout-column fusion_builder_column fusion-builder-column-0 fusion_builder_column_1_1 1_1 fusion-one-full fusion-column-first fusion-column-last fusion-column-no-min-height\" style=\"--awb-bg-size:cover;--awb-margin-bottom:0px;\"><div class=\"fusion-column-wrapper fusion-flex-column-wrapper-legacy\">[*but note that this does not include noise or disturbance arising from the actual execution of the works, which will not be taken into account]\n\u2022 Unacceptably high density \/ overdevelopment of the site, especially if it involves loss of garden land or the open aspect of the neighbourhood (so-called \u2018garden grabbing\u2019)<br \/>\n\u2022 Visual impact of the development<br \/>\n\u2022 Effect of the development on the character of the neighbourhood<br \/>\n\u2022 Design (including bulk and massing, detailing and materials, if these form part of the application)<br \/>\n\u2022 The proposed development is over-bearing, out-of-scale or out of character in terms of its appearance compared with existing development in the vicinity<br \/>\n\u2022 The loss of existing views from neighbouring properties would adversely affect the residential amenity of neighbouring owners<br \/>\n\u2022 [If in a Conservation Area, adverse effect of the development on the character and appearance of the Conservation Area]\n\u2022 [If near a Listed Building, adverse effect of the development on the setting of the Listed Building.]\n\u2022 The development would adversely affect highway safety or the convenience of road users [but only if there is technical evidence to back up such a claim].<\/p>\n<p><strong>The following points, on the other hand will not be taken into account in deciding on the acceptability of the development in planning terms :<\/strong><\/p>\n<p>\u2022 The precise identity of the applicant;<br \/>\n\u2022 The racial or ethnic origin of the applicant, their sexual orientation, religious beliefs, political views or affiliations or any other personal attributes;<br \/>\n\u2022 The reasons or motives of the applicant in applying for planning permission (for example if the development is thought to be purely speculative);<br \/>\n\u2022 Any profit likely to be made by the applicant;<br \/>\n\u2022 The behaviour of the applicant;<br \/>\n\u2022 Nuisance or annoyance previously caused by the applicant [unless this relates to an existing development for which retrospective permission is being sought];<br \/>\n\u2022 Concerns about possible future development of the site (as distinct from the actual development which is currently being proposed);<br \/>\n\u2022 Any effect on the value of neighbouring properties<\/p>\n<p>&nbsp;<div class=\"fusion-clearfix\"><\/div><\/div><\/div><\/div><\/div><\/p>\n","protected":false},"excerpt":{"rendered":"<p>After much speculation it does now appear that there is a firm plan to build on the land adjacent to St Anns Quay known as Plot 12 East Quayside &#8220;Adderstone Group has proposed a 122 apartment scheme on the vacant site known as &#8220;Plot 12&#8221;.
