Security & Access fobs
In order to provide a more secure environment for residents a fob reader system is installed at SAQ.
Each apartment is issued with two fobs which will operate both the main gates and the entrance into each of their individual blocks.
Operation of the system is simple :
At each entrance you will see a small box adjacent to the intercom system, the box displays an orange key symbol and a small red light.
To operate simply place the fob over the key symbol until a green light appears to signify the gate / door is unlocked – open as normal.
Please ensure gates / doors are closed after entering.
In order for the new system to be effective, please do not hold gates / doors open for anyone else following through, bona-fide occupiers will have their own fobs to gain entry, anyone else should be using the intercom system to communicate with apartments
Fobs that are ordered through this site will be available for collection from the concierge office and will be need to be signed for either by the leaseholder or the occupier.
In the event of a replacement fob being required a request form can be found on this website after reading our access policy. Note that to improve our security, fob issue is for residents only and that contractors, letting agents etc have to gain access via the concierge.

Policy Rationale.
The prime purpose of the security system is to prevent unauthorised and unnecessary access to the building and to the individual blocks.
It is recognised that owner residents have a vested interest and an attitude to the security of the building that is different to that of tenants/rental occupiers.
St Anns Quay was always intended to be a prestigious development and those of us who call it home are keen to keep it that way. Improvements to security will continue to be considered and implemented from time to time.
Access for Residents & Visitors
24 hour access to St Ann’s Quay is via a key fob system, the fobs allow access to both the entrance gate outside the concierge office and each entrance door to their block. (Residents Emergency Access – instructions and a telephone no for residents who may have lost or forgotten their fob are displayed at each entrance)
Residents Personal Visitors – the intercom system allows residents to admit their visitors
Non Residents – such as contractors, agents, tradesmen etc, access is available via the concierge between the hours of 8.00am and 4.00pm. Monday to Saturday, this is to prevent access by unauthorised persons and to ensure compliance with health and safety requirements for site visitors..
Original Fob Issue
Although each apartment was issued with two fobs it may be that some leaseholders require additional fobs. A maximum of two additional, chargeable fobs per apartment will be normally be issued on the basis that the apartments are designed to accommodate a maximum of two (1 bed) or four (2 bed) Furthermore, over-occupancy is a breach of planning & fire regulations, as well as a breach of the lease conditions. In requesting a fob for a non-resident the leaseholder will automatically accept responsibility for its use. A record of the serial number of all fobs should be kept as it will be required in the event a replacement is required
Disabled Access Gate
Following advice from Crime Prevention it has become necessary to restrict use of this gate to reduce the risk of “tailgating” by thieves, to avoid possible assaults and to reduce the unacceptable level of wilful damage to the gate mechanism and its controls.
Access is restricted to residents who have a genuine need to use this gate because of disabilities or infirmities and agree to the conditions of use, details below. Access is by a special fob and these are issued under the following conditions
- resident is registered disabled or
- resident has a temporary health issue or infirmity that is relevant to the use of this gate and
- resident agrees to observe the full working cycle of the gate to ensure there is no unauthorised entry / exit through the gate when they are using it.
Temporary arrangements can be made for delivery of bulky / heavy goods to, or for moving in or out of the centre block out of normal hours.

Fob request form
Building access fobs can only be ordered by owners (leaseholders) who are responsible for their use and safe keeping. A record of the serial number of all fobs should be kept as it will be required in the event a replacement is required.
Where the owner has an appointed management agent they must email
access@stannsquaymanagement.co.uk confirming the following:-
I ________________owner of apartment____ confirm that ___________are appointed as my managing agent and have my authority to order replacement fobs on my behalf. I also confirm that they will be responsible for the management of my fobs, will keep details of serial numbers and users and will also ensure they recover them at the end of any tenancy agreement.
To be clear – if you are renting, only the owner can request fobs.
Fobs must be collected and signed for from the concierge, anyone other than the owner who collects must provide proof of identity.
Note that your details will be verified against our database. Also note that replacement or additional fobs will be supplied at our discretion, and that the cost of £55 per fob will apply unless your current fob is found to be faulty. Faulty fobs need to be returned for exchange.
